Choices
If you prefer a private house or an apartment building our agents will show listings at no charge and if you still need something different our network of colleagues will make their apartments available to you at your convenience. you decide if a 2 bedroom apartment for $1000.00 suits you or if you can afford another 2 bedroom for $1,450.00 is up to you, we don’t “redline” or select what to show you; based on your income and credit we guide you to rent the place you want at a price you can afford.

Fees
Mena Realty Corp is a fully licensed Real Estate Broker in the state of New York; we charge a Broker’s fee depending on the property.

Credit
It is very important to establish your income status and credit worthiness before approaching a building owner to start the rental process. We charge $50.00 to preview your credit in our office before anything else; this fee is refunded to you on the Broker’s fee if you rent with us. We do this because depending on the apartment that you choose landlords will require to run their own credit report as their policy.

Income
As a rule in the business landlords require prospective tenants to make 35 to 45 times rent. This means that if you are renting a $1000.00 apartment your yearly income should be at least $35,000.00 to $45,000.00 and must be verified. Landlords prefer original paystubs and your last year income tax returns and W2 as a proof of earnings. If you work off the books and your income tax return is too low some owners will not even consider your application, but others will analyze the whole picture and may balance your income and credit. We can help in many situations preparing a good case in your behalf for the owner.

Documents
A landlord package consist of all necessary documentation for the owner to know who they are renting their property to and who will be living there. All persons over 18 years of age should present a picture ID, a copy of their Social security card and for those under 18 a copy of their birth certificate, originals must be presented when interviewing with the landlord. Every person that is going to be on the lease has to provide income documents and a credit report release authorization.
